IOI Properties Wins Marina View GLS Site with Sole Bid of $1.5 Billion

Malaysian property developer IOI Properties emerged victorious in the tender for the Marina View GLS site, the sole bidder with an offer of $1.508 billion. This secures them a prime piece of land intended for a mixed-use development, which has been announced as Marina View Residences. 

The winning bid translates to a land rate of $1,379 psf and marks IOI Properties’ second successful GLS white site acquisition in the Marina Bay area, following their 2016 win for the Central Boulevard site.

Marina View Residences is planned to include 683 residential units, a 540-room hotel, and commercial space. Analysts were surprised by the lack of competition for the site, which many expected to be highly attractive due to its residential component.

Experts attribute the low participation to several factors. The large project size and ongoing uncertainties surrounding global travel and construction labor shortages were seen as potential risks by some developers.

Others suggest that developers might find better returns in established residential districts. The high minimum bid for the hotel component and the potential costs associated with a high-end hotel were also seen as deterrents.

The long development timeline, however, was expected to mitigate some of the short-term COVID-19 concerns for the hospitality sector.

This win for IOI Properties comes amidst a cautious market environment, with developers wary of large-scale projects and rising development costs. The recent financial troubles of a major Chinese property developer are also seen as contributing to the increased risk perception.
